 3 months – homeowner stops paying mortgage and servicer collection efforts to homeowner
1 month – wait before servicer will file NOD ( Notice of Default )
3 months – F/C timeframe
1 month – schedule to auction (20 days but most often longer)
3 months – TS postponements due to loan MOD processing
3 months – farther loan MOD processing

2 months – short sale negotiation
6 months – short sale did not close, BK filed by homeowner
